Yes, we recommend speaking to a bank first about qualifying for a mortgage. You should have a pre-approval in hand before putting in offers or even going to open houses. Typically, no, unless you’re buying with a VA loan, in which case there are certain inspections that need to be done. It’s important to check with your lender based on the type of loan you are approved for. In some states, they are required. In California, they are not required but you can still get them done. It’s your choice.
A home inspection is a thorough examination of the property that takes into account pest issues, structural issues, etc., while an appraisal is a general overview of a property’s condition compared to similar properties in the area. Put another way, an appraisal determines the value of a home based on its general condition as well as factors like other homes in the area. An inspection is specific to the property in question.
If you need the funds from your existing home to pay for the next one, it’s highly recommended that you, at the very least, get your current house on the market and a buyer under contract before you start looking for a new house.
